Business and Property Sales in Leander
If your business owns the building it runs in, you have more than one way to sell. We value the business and the property separately, show you the options side by side and put the scope and our fee in writing before anything goes to market.
Two assets, one sale
A business and the real estate under it are priced in different ways. The business is valued on what it earns for an owner. The building is valued on comparable sales, condition and what it would rent for. Lumping them into one number usually shortchanges one side, and it confuses buyers and lenders.
So we pull them apart first. Then you decide whether to sell both together, sell the business and lease the building to the buyer, or keep the property and collect rent. Each path changes who will buy, how they pay for it and what you walk away with.
Before we list anything, you get a written summary of the plan, the steps involved and how our fee works. You pay nothing up front, and there are no retainers and no hidden fees.

What the work covers
- 01
Separate values for business and property
We value the business on its earnings and the real estate on comparable sales and market rent. You see both numbers and how we got them.
- 02
Deal structure options
We lay out a full sale, a sale with a lease to the buyer, and a sale with an option to buy later. You get the trade-offs on paper, not just a recommendation.
- 03
Confidential marketing
Your listing goes out without your name or address. Buyers sign a confidentiality agreement before they learn which business it is, and new listings go to registered buyers first.
- 04
Lender-ready package
Buyers who borrow need both business financials and property details. We assemble tax returns, profit and loss statements, a lease draft if one applies, and property records so the lender has what it needs.
- 05
Due diligence coordination
Appraisals, surveys, title work and environmental reviews all run on their own clocks. We track them, keep buyers and lenders moving, and tell you early if something comes back that changes the deal.
Questions about Business and Property Sales?
Call(512) 402-2581Signs this is the right service for you
Your company owns its building
If the business holds title to the land or building, or you own it personally and lease it to the business, the property belongs in the sale plan.
You are unsure whether to sell or keep the real estate
Some owners want a clean exit. Others want rent coming in after they leave. We can show you both outcomes before you choose.
Buyers keep asking about the building
When interested buyers want to know about a long lease or a purchase option, the property is driving their decision as much as the business is.
The business runs on a special-use site
Car washes, auto shops, restaurants with full kitchens and similar sites are hard to move. Buyers and lenders will look at the property closely, so the sale needs a plan for it.
How a business and property sale runs
- 1
First conversation
We talk by phone, by video or at our office. You tell us what you own, how it is held and what you want after the sale. Nothing is shared with anyone.
- 2
Valuation and written plan
We value the business and the property separately. You get a written plan with the structure options, the steps and our fee, before you sign anything.
- 3
Marketing to qualified buyers
We prepare a confidential listing and reach registered buyers first, then a wider pool. We screen buyers for funds and experience before they see details.
- 4
Offers, due diligence and closing
We help you compare offers on price, terms and the property piece. Then we manage the paperwork and third-party reports through closing, working alongside your attorney and CPA.
What affects the cost of selling
We only get paid when the seller does, so there is no charge to list and no retainer. Our fee is set out in writing before we start. Some outside costs, like appraisals or legal work, come from other parties, and we name those up front too so nothing shows up late.
- Deal size and structure
- Selling the business and building together is a larger, more involved deal than selling the business alone with a new lease. The structure you pick shapes the fee.
- Property type and condition
- Special-use buildings or older sites can require more reports and more back-and-forth with lenders.
- Environmental and title questions
- Some lenders want an environmental review, especially for sites that handled fuel or chemicals. Title issues or boundary questions add time and outside costs.
- How the property is held
- Property owned by the company versus by you personally changes the paperwork and the tax picture. Your CPA should weigh in on how the price is split between real estate, equipment and goodwill.
Questions about business and property sales
Should I sell the building with the business or keep it?
It depends on what you want from the exit. Selling both gives you one clean payout. Keeping the building and leasing it to the buyer gives you rent and lowers what the buyer has to borrow, which can widen your buyer pool. We show you both on paper so you can compare.
Can a buyer finance the business and the building together?
Often, yes. Many small business acquisition loans can cover both, and real estate can make a lender more comfortable. Our Acquisition Financing Guidance page explains what buyers should expect from lenders.
How do you keep the sale confidential?
We market the listing with no business name and no location. A buyer only gets the details after signing a nondisclosure agreement and giving us proof they have the cash or lending lined up to close. Your employees, customers and vendors will not hear about the sale from us.
What if I lease the building to the buyer?
We help set the main lease terms, such as length, rent and renewal options, so they fit the business value. A long, fair lease often matters a lot to buyers and their lenders. Your attorney drafts the final lease.
Do you work with sellers outside Leander?
Yes. We work with business owners in Cedar Park, Round Rock, Georgetown, Liberty Hill and nearby towns. Meetings can happen at our office or by phone and video.
Put a number on the business and the building
